Client Overview.

The client operates a number of assisted living and retirement communities across Australia. They had set an emissions reduction target across the group and sought Energy Audits conducted across it’s facilities to identify opportunities for energy savings and an execution strategy.

Project Summary.

Ecovantage was engaged by the client to assess the emissions and energy consumption across ten of the client’s locations in New South Wales, Queensland and Victoria, to provide a snapshot of their portfolio. Project Lead, Arlen East, oversaw the Energy Audit of each location with a focus on energy efficiency, electrification (switching from gas to electricity), and onsite renewable energy generation. A detailed Audit report was delivered to the client with a breakdown of opportunities at each location, energy and emission reduction forecasts, ROI and marginal abatement costs. On top of these opportunities, a number of locations were given a NABERS Rating on Energy and Water, and a pathway to improve these.

Energy Audit Process.

1. Site Visit and Initial Data Request

Ecovantage conducted a site visit for each village in September 2023, and developed a scope of works with the client. Energy usage data for a twelve or 24 month period was analysed, depending on availability of data.

2. Data Analysis

3. Identify Opportunities

For each of the ten locations, recommendations for energy conservation measures, including reduction in energy use, reduction in energy costs, were developed. Investment to implement the measures and ROI forecasts gave the client a roadmap to follow at their choosing.

4.  Final Report

The Energy Audits for each location include a breakdown of energy consumption, including yearly, monthly weekly and seasonal variation, time of use analysis, energy efficiency measures, including costs, energy savings and ROI, as well as a description of the village at the time of the audit and asset registers.

Project Takeaways.

Establishing a baseline emissions and energy use for a portfolio of sites, and opportunities to reduce these, helps to ensure effective use of budgets and resources, with tangible actions helping on the way to netzero.
